The average of the net profit for the last four years is low­ered at least $5 per acre of cultivated land, by a rise in the cost of labor to double its previous figure. This was occa­sioned by a demand for laborers to aid in building the various structures of the North-western Railway, also the depot and three factories at Kolin.

It is also to be noted that the farm of Franzenshof is in­cluded in the calculations. Here a double rotation of crops was introduced, as before mentioned, immediately after call­ing in the leases, and in spite of two bad seasons, it has already yielded
